Over the last two weeks 9 house are pending, 2 are subject to inpsection, and none have been closed. This indicates that the nice weekend and the open houses brought out the early buyers. Twenty new houses have been placed on the market, which brings the total available properties to 61. The average price is up, which shows that the market is not declining in Rainier Beach area. Probably due to the price of gasoline which makes close in neighborhoods more desireable.

Rainier Beach Development Rummors.

I heard a while ago that the reason that Walgreen's did not build at 51st and Rainier was there was a stream on the site. I heard today from another source that the reason due to limitations on access to Rainier and the set back from the wetland behind the property.

I checked out the city wetland maps and saw that they show a small wetland mid block behind the multi family listing at 4617-19 Henderson Street. It is very small, and when I checked it out from the street it looks like the area drains to this area.

The Seward Park Center at the corner of 56th Ave S/ Seward Park Ave S and Rainier Avenue is up for lease. It looks like they have done a nice job of remodeling the place. I do wish they would pave and strip the parking lot. This would improve the looks a lot.

The Henderson Street Light Rail Station is looking very nice. It will be a real asset when this is done.

The house across from Kubota Gardens entrance, the one that is not finished, just framing, windows and a roof, is reported that they owner ran out of money. Looks like an intersting design.

I checked out this great the starter home, the house at 9611 56th Ave South, at $369,000 is one of the best values in the neighborhood. Nice street appeal, and the house has a garage access from the alley.


The new construction at 8301 54th Ave S Seattle, WA 98118, has recently been relisted at a lower price, at $739,000. Nice house


For a large mid entry home, the house at 9673 54th Ave S, is offered at $489,950. This house is large with lots of bedrooms, and has been remodeled so it feels like a new house.
